Clearing an entire house is a different job from hauling a couch. It usually comes with a deadline — a closing date, an estate settlement, a move-in — and often with grief attached. This guide walks through how a whole-house or estate cleanout actually works in Louisville and Southern Indiana, so you know what to expect before you call anyone.

Start with what's staying, not what's going

Before any junk gets hauled, walk the house and tag what family members, heirs, or the seller want to keep. Photograph rooms first. Pull important documents, photos, jewelry, and small valuables and get them off site entirely — cleanout crews set anything that looks valuable aside, but the safest place for irreplaceable items is with you, not in the house on cleanout day.

Sort into keep, sell, donate, haul

Once the keep pile is out, everything left falls into three buckets. Sell — anything worth the effort of an estate sale, auction, or online listing. Donate — usable furniture, housewares, clothing, and working appliances; Louisville has several charities that will accept and sometimes pick up furniture in good condition. Haul — everything else. A cleanout crew handles the haul bucket and can usually drop donations at a charity on the way if they're boxed and ready.

How estate cleanouts are priced

Same volume-based model as any junk removal job, just scaled up: a full house is quoted in truckloads. A modest two-bedroom that's already been thinned out might be one load; a full home with a basement, garage, and decades of accumulation can be three or four. A good company walks the property, gives you a per-load flat rate, and tells you honestly how many loads they expect rather than quoting one and surprising you.

If there's a lot of heavy material — a basement full of paint and chemicals, a garage workshop, construction debris from deferred repairs — flag it upfront so it's in the quote. Hazardous material (see what crews can and can't take) has to be routed to a drop-off separately.

Sequencing around a closing or estate sale

If there's an estate sale, the cleanout happens after it — you clear whatever didn't sell. Book the crew for the day or two after the sale ends and before the closing or handover date, with a buffer day in case it runs long. If there's no sale, the cleanout can happen as soon as the keep and donate items are separated.

For out-of-town family, many Louisville cleanout companies will coordinate through a realtor, estate attorney, or a neighbor with a key, send photos of the emptied house, and lock up after. Our Prospect and Middletown service-area pages cover how that remote coordination works.

Give yourself more time than you think

The physical haul-out is fast — often a single day. The sorting is what takes time, especially when every drawer holds a decision. Start the keep/sell/donate sorting a couple of weekends before the haul date if you can. When the house is down to the haul pile, request a quote or call (317) 537-0940 and we'll scope the loads with you.
